There must be comfortable seating in the living area and dining area for the number of occupants in the home.
Specific Decorating Standards Guidelines
Window Treatments are necessary in all sleeping areas. It is required that all windows in sleep area provide 100% blackout from light to ensure privacy for guests. Valances or cornices can give a home a superior look.
Wallpaper not only completes your look, but also protects your walls against the normal wear and tear experienced in a rental unit. The use of wallpaper and accent-painted walls adds warmth and character to the decor scheme. However, careful selection of colors and patterns is an important consideration so as not to make areas seem busy or smaller. Wallpaper and paints that are visible from one room to another must be carefully selected for compatibility. All paint and wallpaper must be professionally applied. Heavy-duty vinyl wall covering is recommended in stairwells, foyers, hallways and baths. Plastic corner strips can be used to reduce peeling and tearing. Two yards of additional wall covering should be provided in case of accidental tears or staining.
All light fixtures and lamps must provide adequate lighting. There must be two sources of light per room and adequate lighting above dining and game tables. Three way lights recommended for bedrooms and living areas. Keep in mind that guests will require lighting for reading and working in your home. Adequate emergency lighting to provide guests sufficient light during a fire or other emergency is required.
Bedrooms need to be furnished with comfort in mind - At least one bedroom must have a television, although televisions in all bedrooms are recommended. King-sized beds are preferred in the master bedroom of your home. Each bedroom is to be furnished to accommodate two adult guests. Futon and Trundle beds are not allowed in rental accommodations. Mattresses must be flame retardant. Headboards are required for each bed. Matching nightstands are required for each side of a King or Queen sized bed. All bedrooms must be enclosed for privacy. No rental
accommodation may have more than one bedroom furnished with a pair of twin beds. If the size of the room permits, upholstered chair(s) are highly recommended to enhance the overall comfort and appearance of the bedrooms.
Cable or Satellite Television service is required, with a recommended minimum of a 27 remote control cable ready TV in each living room, family room and master bedroom. A stereo system (including CD player) and DVDNCR is also part of each homes standard inventory. Well-furnished homes include a DVD in the family room and living room.
Carpet / Flooring must be in excellent repair, without discoloration, traffic pattern or gouges. Two square yards of carpeting or vinyl should be provided if/and when repairs are necessary. Doormats at the interior and exterior of each entrance will reduce carpet cleaning.
Walls and Woodwork in your home must be in good repair, free of scuffmarks and gouges. Additional paint and stain should be provided for minor touch ups that are often needed.
Patios, decks and balconies should offer a full sized table and a number of deck chairs to accommodate the number of guests the unit sleeps. If a home has a screened porch and a deck, both should offer seating.
Two guests per bedroom, plus two additional guests with a maximum of up to 12 people define occupancy limits. A one-bedroom accommodation should accommodate four people; a three-bedroom should accommodate 8 people.
